Is adding a second bathroom worth the investment for resale?

We currently live in a two-bedroom, one-bath home and are considering adding a half or full bath to increase our home's value. I've heard conflicting advice about whether the cost of plumbing and construction is actually recouped when you sell. Our neighborhood is mostly older homes, and many have already been renovated to include two bathrooms. Do you think this is a smart financial move, or are we better off just doing cosmetic updates instead?

In a neighborhood where most homes already have two bathrooms, you are basically playing catch-up. If you don't add the second bath, your house will likely sit on the market longer than the others when you finally decide to sell.

I agree with the first comment. Buyers today almost demand two bathrooms for a house with two bedrooms. It's a standard expectation now.

Definitely go for the full bath if you have the square footage. A half bath is nice, but a full bath adds significantly more value and utility for a family.

Be careful with the plumbing costs. If you have to break through concrete slabs or move major lines, the ROI drops drastically. Get a few quotes before you commit.

I'd argue that cosmetic updates are a safer bet if you're looking for a quick flip, but for long-term equity, the second bathroom is the way to go.

My neighbor just added a bathroom and spent way more than the appraisal increase reflected. Don't expect to get 100% of the money back.

It really depends on the layout. If you have to sacrifice a bedroom or a closet to fit it in, don't do it. You don't want to lose a bedroom for a bathroom.

I think you hit the nail on the head regarding the neighborhood. If it's the norm, it's not a luxury, it's a necessity. You'll definitely see that reflected in the sale price.

Honestly, just live there and enjoy it. If you're going to stay for another five years, the convenience is worth the cost, regardless of the resale value.

Do you have a basement? Adding a bathroom in the basement is usually way cheaper than trying to squeeze one onto the main floor.

That's a great point about the basement, but only if it's finished. An ugly basement bathroom doesn't add much value if the rest of the space is a dungeon.

Whatever you do, hire a licensed plumber. Don't try to DIY the main lines unless you really know what you're doing. Water damage is a nightmare for resale.

I'd stick to high-end cosmetic upgrades. A spa-like kitchen or bathroom update often sells a house faster than just adding a second, cramped bathroom.
