House has been on the market for three months with no offers

We listed our home back in June and we've had plenty of showings, but absolutely zero offers so far. The feedback from buyers seems to be all over the place, with some saying the layout is awkward and others just saying it's not the right fit. We've already done some minor staging and lowered the price by 5k, but it doesn't seem to be helping. I'm starting to worry that we missed the peak of the season or that we're priced too high for the current market. Has anyone else dealt with a property sitting for this long, and what should we be looking at changing next?

Three months is definitely a stressful window. Have you looked at the sold comps in your neighborhood from the last 30 days specifically?

I agree with the previous comment. Sometimes the list price feels right based on online estimates, but the actual buyers in your area are looking for something different.

A 5k drop is likely not enough to move the needle in this market. If you've had plenty of showings but zero offers, your price is almost certainly the issue.

We were in the same boat last year. We ended up taking it off the market for two weeks, updated the photos, and re-listed it as a 'new' listing. It sold within a week.

That's a classic trick, but be careful because some agents will notice the history. Still, fresh photos can make a world of difference.

If people are complaining about the layout, there's not much you can do about that without major renovations. Maybe try virtual staging to show how the rooms could be used differently?

The market has definitely shifted since June. Rates are higher and buyers are much pickier now.

I'd suggest hosting an open house with a local catering hook. Sometimes it just takes getting more feet through the door to find that one person who loves the layout.

If I were you, I'd talk to the agent about a significant price adjustment rather than these small, incremental ones. It changes the search criteria for buyers on sites like Zillow.
