I've been looking into installing solar panels on my roof, but the quotes I'm getting vary wildly depending on the company. Some are promising a break-even point in five years, while others suggest it will take closer to twelve. I live in a state with decent sun exposure, but I'm worried about the long-term maintenance costs and potential changes to net metering policies. Has anyone here actually crunched the numbers after a few years of ownership? I'd love to hear if the savings are as significant as the sales reps claim.

It really depends on your utility company's buy-back rate. If they switch to net billing, your ROI will definitely take a hit compared to the old 1:1 net metering.

I installed mine three years ago. The sales rep promised 6 years, but looking at my actual production and the current rate hikes, I'm on track for about 8.5 years. Still worth it, just not as aggressive as they claimed.

Don't forget to factor in the federal tax credit. That knocks 30% off the top, which makes the math look way better immediately.

Maintenance hasn't been a big issue for me. Just had to clean the panels once after a dusty summer, and that was it.

I'm holding off until solid-state batteries become more affordable. Solar without storage feels like half a system to me right now.

Check your local zoning laws too. Some HOAs are a nightmare to deal with if you want them on the street-facing side of your roof.

I crunched the numbers for my own house in AZ. Even with conservative estimates on energy inflation, I'm hitting break-even in year 7. It's a solid investment if you plan to stay in the house for at least a decade.

Exactly what @SolarFan88 said. If you're planning to move in 3 years, don't bother. The resale value bump isn't always 1:1 with the cost of the system.

To answer your question about leaks, just make sure you hire a reputable installer who offers a solid workmanship warranty. My installer gave me a 10-year guarantee on the roof penetrations.
