My partner and I are finally starting the house hunting process, but we are feeling pretty overwhelmed by all the horror stories we've heard from friends. We have our pre-approval sorted, but I am terrified that we are going to overlook something major during the inspection or get swept up in a bidding war and overpay. Does anyone have any advice on the biggest 'rookie mistakes' you made when you bought your first place? I’d really appreciate any tips on what to look out for during showings that might not be obvious to a beginner.

Biggest piece of advice: never skip the sewer scope inspection. It cost me an extra $150 but saved me $8k in broken pipes later.

Don't fall in love with a house during the showing. Treat it like a business transaction, not a dream home, or you will definitely overpay.

Exactly. If you find yourself getting emotional, walk outside and look at the roof or the siding to ground yourself.

Check the age of the HVAC system and the water heater. Replacing those two things right after closing will drain your emergency fund instantly.

I wish someone told me to visit the neighborhood at different times of the day, especially Friday night. Some streets sound totally different when the neighbors are home.

Get your own independent inspector. Do not use the one your realtor recommends, just to be safe and avoid any potential conflict of interest.

I disagree, my realtor's inspector was incredibly thorough and found things I never would have noticed. It just depends on the person.

Pay attention to the grading around the foundation. If the ground slopes toward the house, you are going to have water in your basement every time it rains.

Look at the electrical panel. If it's a Federal Pacific or an old fuse box, you might have trouble getting home insurance.

Take a flashlight to every showing. Look into the dark corners of the basement and under the sinks for hidden leaks or mold growth.
