My partner and I are finally starting to look at houses, but we are a bit confused about how long the actual process takes. We have our pre-approval ready, but we're worried about how long it takes from putting in an offer to actually getting the keys. Does the closing process usually take a full month, or does it vary a lot depending on the lender? Any advice on what to expect for the timeline would be super helpful.

Congrats on the pre-approval! Usually, 30 days is the standard closing window, but it can stretch to 45 if there are issues with the appraisal or underwriting.

I agree with the previous comment. Ours took exactly 32 days because of a minor hiccup with the title search, so definitely don't plan your move-in for day 30 exactly.

It really depends on your lender. Big banks tend to be slower and more bureaucratic, while local mortgage brokers can often close in as little as 21 days if you have all your docs ready.

Exactly what @User3 said. I used a local lender and we closed in three weeks. Just make sure you respond to every email from your loan officer within minutes, that speeds things up significantly.

Don't forget that if you're doing a condo, the HOA docs can add a week or two to the process. That's where most of the delays happen in my experience.

That's a great point. I had a closing delayed by ten days just because the HOA took forever to send over the resale certificate. Always ask for those early!

Is it realistic to expect a 30-day closing in this market? I've heard some sellers are asking for even faster closings to make the offer more competitive.

Yes, if you're a cash buyer or have a very strong file, you can close in 14 days, but for a standard mortgage, 30 days is the sweet spot for everyone involved.

Honestly, the timeline is the least stressful part compared to the house hunting itself. Once your offer is accepted, just follow the lender's checklist and you'll be fine.
