I've been reading a lot about house hacking lately and I'm really interested in trying it out to lower my living expenses. Most of the guides focus on duplexes or triplexes, but those are extremely competitive and expensive in my current market. I was wondering if anyone here has had success renting out individual rooms in a primary residence to cover the mortgage. What are some of the biggest challenges regarding privacy or finding reliable roommates that you didn't expect? I'm trying to figure out if the trade-off is worth the potential financial freedom.

I've been doing this for three years now. It basically pays for my entire mortgage and utilities. The biggest challenge isn't the money, it's the social aspect. You have to be okay with not having the whole house to yourself 24/7.

Totally agree with the first reply. I'd add that screening is everything. Don't just pick the first person who messages you on Facebook. Do a background check and call their references.

It depends on your personality, honestly. If you're a neat freak, you're going to have a bad time. If you're laid back, it's a goldmine for saving money.

Has anyone had issues with taxes on this? I'm worried about the paperwork involved with reporting rental income from a spare bedroom.

It's actually pretty simple. You just report it as rental income and deduct a portion of your mortgage interest and utilities based on the square footage used by the tenant.

I tried it once and ended up with a roommate who never did dishes. Never again. Now I just live alone and work a side hustle instead.

That's why you need a very clear roommate agreement in writing before they move in. Lay out the cleaning expectations explicitly.

I'm currently house hacking my SFH and it allowed me to save enough for a down payment on a second property. It's the fastest way to build wealth if you can stomach the lifestyle change.

No separate entrance, but I put a keyed lock on the bedroom door. It helps a lot with peace of mind.

Check your local zoning laws first! Some cities have weird rules about how many unrelated people can live in one single-family home.

I've been renting to traveling nurses. They are usually gone all day, quiet, and very responsible. Highly recommend that demographic if you can find them.

If you can afford it, look for a house with a master suite or a basement with its own bathroom. It makes a huge difference in how much you can charge for rent.

It's definitely a sacrifice, but the financial freedom is real. I'm on track to pay off my mortgage in 10 years instead of 30 because of this.

Just remember that your home is your sanctuary. If you don't pick the right person, your sanctuary becomes a prison. Don't rush the roommate search.
