I've been struggling to keep up with my monthly mortgage payments lately due to some unexpected medical bills. I'm terrified of what might happen if I fall too far behind and end up defaulting on the loan. Does the bank immediately start the foreclosure process, or is there a grace period where I can talk to someone? I'm hoping to avoid losing my home, but I'm not sure what the standard timeline or consequences are. Has anyone here gone through this before or know where I should start looking for help?

First of all, take a deep breath. Most banks do not start foreclosure the day after you miss a payment. There is usually a 15-day grace period, but check your specific contract.

Call your lender immediately. Don't wait for them to call you. They have hardship programs that can help you catch up if you explain your medical situation.

I went through this a few years ago. You will get late fees after the grace period, but they won't initiate legal action for at least 90 days usually.

Usually, they don't report you to the bureaus until you are 30 days late. You have a bit of a buffer there.

Most banks won't accept partial payments because they want the full amount to satisfy the monthly obligation. You should ask them first.

Don't panic. Foreclosure is a long, expensive process for the bank. They would much rather keep you in the house paying than go through the court system.
