Is using an iBuyer worth it for a quick sale?

I'm looking to relocate for work in about two months and I'm feeling pretty stressed about the traditional listing process. I've been reading up on iBuyers like Opendoor or Offerpad because the convenience of a cash offer is really appealing right now. However, I'm worried that I'll be leaving way too much money on the table compared to listing with a standard agent. Has anyone here actually gone through the process, and did you find the service fees and lower offer price worth the lack of showings and repairs? I'd love to hear some honest feedback from people who have done this recently.

I used Opendoor last year when I had to move for a job. It wasn't the highest price, but the stress relief of not having to clean for open houses every weekend was worth every penny to me.

Don't do it unless you absolutely have to. You will almost always get a much better deal putting it on the MLS, even with the hassle.

I disagree. If you account for the cost of staging, repairs, and the mortgage payments while waiting for a buyer, the iBuyer gap isn't as big as people think.

I worked with Offerpad. The process was insanely fast, but their initial offer was decent until they did the inspection and started nickel-and-diming me for every little scratch. Be prepared for that.

That's a great point. Did they force you to do the repairs, or did they just deduct the cost from the final payout?

My neighbor tried this. He ended up canceling the contract because the offer dropped so low after the inspection that he felt insulted. He listed with an agent the next day and sold for 20k more.

If you're in a hot market, you're definitely leaving money on the table. iBuyers are meant for people who prioritize time over profit.

I'm with you on the stress part. Moving is a nightmare, but maybe look into a discount broker instead? You get the MLS exposure without the full 6% commission hit.

For me, the convenience of picking my own closing date was the biggest factor. I didn't have to worry about a buyer's financing falling through at the last minute.
