Confused about my recent property tax assessment notice

I just received my annual property tax assessment in the mail and the valuation seems significantly higher than what houses in my neighborhood are actually selling for. I have never had to deal with this before and I'm not really sure if the numbers are accurate or if I'm being overcharged. Does anyone have experience with the appeal process and is it worth the time and effort to fight it? Any tips on what kind of evidence I should gather to support my case would be greatly appreciated.

Definitely appeal it. The county often uses automated models that don't account for specific condition issues or recent market cooling.

I did this last year. It was a massive headache, but I ended up saving about $800 on my bill, so for me, it was worth the time.

Check your local tax assessor's website. They usually have a list of 'comps' they used to justify your valuation. If those homes are nicer or larger than yours, that is your golden ticket.

Make sure you have photos of any deferred maintenance, like a cracked foundation or an old roof. That drastically lowers the 'market value' in the eyes of the board.

Does anyone know if you need to hire an appraiser for this? Or can I just print off Zillow listings?

Don't use Zillow. The board will laugh at you. You need official sales data from the county records or a Realtor who can pull 'comparable sales' reports.

I tried to appeal once and they actually raised my assessment even higher because they found out I had finished my basement without a permit. Be careful what you disclose!

It really depends on your state. Some places make it super easy to file online, others require you to show up in person for a hearing.

Usually, you have 30 days from the date on the notice. Check the fine print at the bottom of the letter immediately.

I've found that being polite but firm with the assessor's office goes a long way. They are just people doing a job, not your enemy.

I used one once. They do all the legwork, but they take 50% of the first year's savings. If you're busy, it's worth it to not have to deal with the paperwork.

The valuation is based on January 1st of the tax year in most places. Keep that in mind when you are looking for comparable sales.

My advice: go to the public hearing even if you think your paperwork is weak. Sometimes the board just wants to see that you care enough to show up.

I am in the same boat. My house is assessed for 150k more than what I bought it for six months ago. It makes no sense.

If you bought it six months ago, that is your best evidence! Bring the closing statement to the hearing. That is the literal definition of market value.

I never bother. The effort of gathering data and taking a day off work just isn't worth the $100 I might save.
