I'm finally planning to renovate my kitchen, but I'm terrified of the costs spiraling out of control like I've heard from so many friends. I have a rough design in mind, but I'm struggling to figure out how to get realistic quotes from contractors that actually include the 'hidden' stuff like plumbing or electrical upgrades. Does anyone have a reliable method or a specific spreadsheet template they use to track these expenses? I want to make sure I'm setting aside enough for a contingency fund without completely draining my savings.

The golden rule is to add 20% to whatever quote you get for the contingency fund. Things always pop up once they open the walls.

I second that. My 'simple' kitchen reno turned into a nightmare when they found outdated wiring. Don't touch your main savings until the project is done.

Try to buy your own appliances and fixtures during sales. It saves a ton on contractor markups if you handle the sourcing yourself.

That's a good tip, but make sure the contractor is okay with that first. Some won't warranty labor if they didn't source the materials.

Does anyone have a link to a good Excel template? I'm currently using a notepad and it's a disaster.

I just use a simple Google Sheets template I found on Pinterest. Happy to DM you the link if you want?

Be very specific in your scope of work document. If it's not written down, they'll charge you extra for it later as a 'change order'.

Exactly what @User7 said. Change orders are how they get you. Keep a strict paper trail for every single change you request.

Don't pick the cheapest quote. Usually, the cheapest guy ends up being the most expensive because of all the hidden add-ons.

This is so true. I went with the low bid last year and regretted it every single day of the four-month delay.

Focus on the layout first. Moving plumbing and gas lines is where the budget goes to die. Keep the sink where it is if you can.

I'm planning on painting my existing cabinets instead of replacing them. It saves thousands and looks just as good if you use high-quality paint.

That's a great way to save money, but hire a pro for the spraying. DIY cabinet painting usually ends up looking like a mess after a few months.

Get at least three quotes, but ask them to break down labor and materials separately. It makes it easier to compare apples to apples.

Good luck! Just remember that every project goes over budget, so don't beat yourself up if you end up spending a little more than planned.
