I bought my home two years ago when interest rates were slightly higher than they are today. I've been seeing a lot of news about potential rate fluctuations and I'm wondering if it's worth the hassle of refinancing right now. My current credit score has improved significantly since I first signed my loan, which might help me get a better rate. However, I’m worried that the closing costs might eat up any monthly savings I’d gain in the long run. Does anyone have a rule of thumb for when the math actually makes sense?

Honestly, it depends on how long you plan to stay in the house. If you're moving in three years, the closing costs will never break even.

The general rule is that if you can shave at least 0.75% to 1% off your current rate, it's usually worth looking into.

I refinanced last year and honestly, the paperwork was a nightmare. Make sure the monthly savings are actually significant before you commit.

Have you checked out any online calculators? They usually help you figure out the 'break-even' month pretty quickly.

If your credit score improved that much, you might qualify for a 'no-closing-cost' refinance, though your rate might be slightly higher.

I just did the math for my own mortgage and realized it would take me 48 months to break even. Decided to stay put.

It's all about the math. If the savings don't pay for the costs within two years, it's probably not worth the headache.
