Average timeframe for selling a home in the current market?

I'm currently preparing to list my three-bedroom house and I'm trying to get a realistic idea of how long the process usually takes. I've heard conflicting reports from neighbors, with some saying it sold in a week and others waiting months. My agent mentioned that inventory is starting to pick up, so I'm wondering if that will slow things down. Does anyone have recent experience selling in a suburban area? I'd love to know how long it took from the first showing to finally getting the keys handed over.

It really depends on your local market, but in my suburban neighborhood, things are still moving pretty fast. We had an offer within 10 days of listing last month.

I listed my place in a similar suburban area back in March and it took about 45 days to close. The first week was all showings, then we had a bit of a wait for inspections.

Don't listen to the horror stories about months of waiting. If your house is priced correctly from day one, it should move in under a month easily.

Exactly what the user above said. Pricing is everything right now. Inventory is up, so buyers are pickier than they were a year ago.

We just sold our three-bedroom. From list to keys, it took exactly 35 days. The buyer's financing was the main bottleneck, not the market itself.

35 days is a dream! It took us nearly three months because the first buyer's loan fell through at the last minute. Be prepared for things to go sideways.

My agent told me that the 'sweet spot' for a good offer is usually in the first two weeks. If you haven't had an offer by day 21, you definitely need to revisit your price.

I've been watching the listings on Zillow in my area, and houses that were sitting for 60+ days are finally getting price cuts. It's definitely shifting.

Take the neighbor's advice with a grain of salt. Everyone's house condition and location are different. A turnkey house will always sell faster than one needing repairs.

Don't be too nervous! Even with higher rates, there's a huge lack of inventory in most suburbs. If your home is well-maintained, you'll be fine.

Just make sure your staging is on point. We did a light refresh of the paint and decluttered, and it made a huge difference in the photos.
