My partner and I are finally looking to buy our first home, and we have a decent down payment saved up. However, I keep hearing people mention 'closing costs' and other surprise expenses that aren't part of the mortgage. I want to make sure we aren't blindsided by extra fees or maintenance costs right after moving in. Does anyone have a list of things we should budget for beyond the sticker price? Any advice on what to look out for during the inspection phase would also be appreciated.

Don't forget about property taxes and homeowners insurance. Those are usually rolled into your monthly payment, but if you're paying them upfront, it's a huge chunk of change.

Adding to that, make sure you set aside 1-2% of the home's purchase price annually for maintenance. Things break at the worst times.

Closing costs usually run between 2% and 5% of the loan amount. Don't underestimate them, they can be a real shocker at the closing table.

Also, don't forget the 'move-in' costs. You'll need money for window treatments, locks, cleaning supplies, and maybe a few pieces of furniture that actually fit the new space.

If you're buying a condo or a townhouse, check the HOA fees carefully. Sometimes they increase them right after you move in.

Make sure you have an emergency fund specifically for the house. I had to replace my water heater two weeks after getting the keys.

Consider the cost of moving itself. Hiring professional movers is expensive, but doing it yourself with a truck rental still costs a few hundred bucks once you add in gas and supplies.

Don't skip the radon test. It's cheap and could be a health issue later on if the levels are high.

I second the radon test. My inspector found high levels and the seller ended up paying for the mitigation system before we closed.

Just keep a separate 'house fund' and don't touch it. It's the only way to stay sane during your first year of ownership.
