Pre-qualification vs. Pre-approval: Which one do I actually need?

I have started looking into buying my first home, but I am finding the terminology a bit confusing. I keep seeing banks talk about pre-qualification and pre-approval, but I am not entirely sure what the functional difference is when I am actually out looking at houses. Does one carry more weight with sellers than the other? I want to make sure I am doing this in the right order so I don't waste time or look unprepared when I finally find a place I like. Any advice on which one to prioritize first would be greatly appreciated.

Basically, pre-qualification is just a quick estimate based on what you tell the bank. Pre-approval means they have actually verified your documents. Get the pre-approval if you want sellers to take your offer seriously.

I second that. In this market, a pre-qualification letter is basically useless. Most sellers won't even look at your offer unless you have a solid pre-approval.

It’s super confusing at first, don't worry! Think of pre-qual as a 'maybe' and pre-approval as a 'we checked your math'.

Exactly what @user1 said. When I bought my place, my agent told me not to even bother looking at houses until I had the full pre-approval letter in hand.

Usually it's just a soft pull for the initial stage, but once you find a house and move to formal underwriting, they will do a hard pull. Don't stress too much about it.

I’d suggest talking to a local lender rather than those big online banks. They can explain the process way better and help you figure out what you can actually afford monthly.

Good advice. Also, make sure your pre-approval amount isn't your 'max' budget. You don't want to be house poor!

Yes, you can get it beforehand! It’s called a 'pre-approval letter' and it basically tells sellers you're a serious buyer. It's valid for like 60-90 days usually.

The terminology is definitely meant to be confusing so they can upsell you on services. Keep it simple and just get the hard verification done.

If you are in a competitive area, get pre-approved. If you are just browsing and want to know your ballpark, start with pre-qual. But don't make an offer with just the qual.

I went through this last year. My offer was accepted specifically because I had my pre-approval ready to send over with the contract. It makes a huge difference.
