Renting vs buying: Is it actually worth it in this market?

My partner and I have been debating whether we should keep renting our current apartment or finally try to get into the housing market. We have enough saved for a decent down payment, but the current interest rates are making us really nervous about the monthly mortgage costs. On one hand, I hate the idea of paying someone else's mortgage, but on the other, the flexibility of renting is really nice if we decide to move cities in a few years. Has anyone else made this transition recently, or do you think it's smarter to just keep renting and investing the difference for a while?

Honestly, at these interest rates, renting is arguably the smarter financial move if you can discipline yourself to invest the difference.

It really depends on your local market. In some cities, rent is so high that a mortgage is actually cheaper per month, even with high rates.

If you think you might move in a few years, stay renting. Transaction costs when buying and selling a house will eat up any equity you gain.

This is the best advice. Moving is expensive, and you usually need to stay put for at least 5-7 years to break even.

We bought because we were tired of landlords deciding to sell the house we were living in. The stability is worth the extra cost for us.

Problem is, if rates drop, home prices will likely skyrocket due to competition. It's a catch-22.

I've been renting for 10 years and have a massive portfolio because I didn't lock my cash into a down payment. Renting isn't 'throwing money away' if you're smart with your investments.

Have you considered a condo? Might be a middle ground if you want to get into the market without the full responsibility of a detached home.

I think you should wait. The market feels like it's cooling down, so you might get a better deal in 12-18 months.

Nobody can predict the market, but I agree that waiting a bit doesn't hurt if you're not in a rush.
