Are open houses worth the effort in this market?

My realtor is pushing hard to host an open house this weekend, but I'm honestly skeptical about whether they actually attract serious buyers. It feels like a lot of the people who show up are just nosy neighbors or people killing time on a Sunday afternoon. Does anyone have recent experience with this? I'm worried about the hassle of keeping the place perfectly spotless for a bunch of looky-loos who aren't even pre-approved. Do they really lead to offers, or is it just a way for the agent to find new clients?

Honestly, your realtor just wants to scout for new leads. I sold my place last year and the open house only brought in people looking for design inspiration.

I disagree. We sold our home last month and the winning offer came from a couple who walked in during the Sunday open house. It generates foot traffic and creates a sense of urgency.

It’s a double-edged sword. You get exposure, but you also get a lot of tire-kickers. Make sure your agent has a sign-in sheet to vet people.

Exactly! If the agent isn't forcing people to leave their contact info, it's a complete waste of your time.

My advice? Don't do it. Serious buyers schedule private showings with their own agents. Open houses are mostly for the neighborhood gossipers.

I think it depends on the price point. If you're selling a luxury property, open houses are often discouraged because privacy is a premium.

It creates competition. When other buyers see a crowd inside, they get nervous and are more likely to submit a strong offer. It’s psychological.

I’m a realtor and I’ll be honest: we do use them to find buyers who don't have representation yet. But it *does* benefit the seller by getting more eyes on the property.

Fair enough, but are those 'unrepresented' buyers actually qualified? Most are just window shopping.

We did one open house and it was a disaster. Someone tracked mud all over the carpet and another person let their kid jump on our couch. Never again.

In this market, houses sell so fast that an open house seems almost redundant. Just list it on Thursday and take offers by Sunday evening.

I did exactly that and it worked perfectly. No need for the hassle of hosting an open house when the market is this hot.

I think it really comes down to how much you trust your agent. If they are good, they can turn an open house into a bidding war.
