Selling my rental property while tenants are still under lease

I am looking to sell my investment property, but my current tenants have about six months left on their lease. I am worried about how to handle viewings without making them feel uncomfortable or violating their rights. Do I need to wait until they move out, or is it common to sell while occupied? I want to make sure I don't cause any legal issues or unnecessary stress for them. Has anyone here gone through this process before?

It is actually very common to sell while occupied! Most investment buyers actually prefer it because they start earning rental income from day one without having to find new tenants.

Check your local landlord-tenant laws first. Usually, you are required to give at least 24 to 48 hours' notice before any viewing.

I've been on the tenant side of this and it was honestly a huge pain. Constant strangers walking through my home was very intrusive.

I agree with the person above. If you do go ahead, please consider offering them a small rent reduction for the months you are showing the property. It goes a long way in keeping them cooperative.

I did this last year. I sat down with my tenants and explained the situation. I promised to bundle viewings into 'open house' blocks so it wasn't a constant stream of people.

That's a great idea to bundle the viewings. It's much less disruptive than random calls every Tuesday afternoon.

Don't forget that the lease stays with the property. The new owner has to honor those six months unless there's a specific clause that says otherwise.

Wait, are you sure? In my state, the lease can be terminated if the owner sells.

Actually, in most jurisdictions, the lease 'runs with the land.' The buyer just becomes the new landlord. Definitely double-check your specific contract though.

I'd wait until they move out. A vacant house is much easier to stage and you don't have to worry about the tenants leaving dishes in the sink during a showing.

If you want them to move out early, you could try a 'cash for keys' offer. Give them some moving money to break the lease early and leave voluntarily.

Just be transparent. Most people are reasonable if you give them plenty of heads-up and don't treat them like an obstacle.
